Downsizing to a new home
Our client required a three-bedroom, low maintenance property.
The client was downsizing and was keen not to have to compromise on the property or the location, simply that the home itself should be smaller. The search area was broad; the property needed to be close to amenities and transport connections.
Search Overview
Utilising Garrington’s experience and local knowledge several
suitable areas were identified which met the client’s Requirements, Garrington previewed several properties and reported to the client.
These properties ranged in style from period and modern houses to barn conversions. During this previewing stage, two properties were identified that met our client’s requirements.
The first property viewed became the clear favourite offering the right amount of space, gardens and privacy they were seeking, as well as being modern and in an ideal location.
Having recently sold their large home, the client wanted to proceed to offering to secure the property as quickly as possible.
Knowledge and negotiation
Prior to negotiations Garrington conducted thorough due diligence and reported to the client on the price.
Garrington identified that the asking price was high and following discussions with the client submitted a below-asking price offer.
However, due to the vendors still looking to buy a property themselves, they were in no rush and this initial offer was rejected.
After discussions with the selling agent, Garrington proposed a new offer figure to the client that he believed would secure the property.
The client agreed with the strategy and the bid was put forward. The seller accepted the revised offer. leading to a significant saving.

The priority was for the downsized property to be modern and low maintenance without compromising on quality.
The client also wished for there to be an adequate garden, to enjoy privacy in their home and be within close proximity of amenities in a desirable location.
Garrington successfully managed to find a property that fulfilled the search criteria and negotiated a sizeable saving from the asking price
