One hour commute to London
When searching across a large geographical area, focus and priorities need to be established as quickly as possible in order to find the perfect home.
In this instance, the priority quickly became being within a one hour commute to London.
The Brief
This client came to Garrington in need of help in the search and acquisition of a good sized family home in the ‘perfect’ country setting.
Proximity to a quintessential village that had local amenities with an easy commute to London was their priority, whilst the property also had to offer secondary accommodation for the client’s parents.
The search was to span across several counties, with a focus on a location’s attributes rather than a particular town or village. The client was open to suggestion in terms of architectural style and age.
Property search
As the search area was broad the focus was instead on properties that worked. Garrington previewed suitable homes and arranged an accompanied tour of the vetted options.
The initial tour of shortlisted properties highlighted that the client wanted a statement house that must be no more than one hour commute from London. The search continued, with the location now set as the top priority.
A beautiful period house with a separate two bedroom cottage and large gardens became available. Although in need of some redecoration the property was a clear favourite and a verbal offer was initially made.
Negotiation
The house was attracting a lot of attention, even on its first day of marketing. A bidding war erupted with several parties attempting to secure the property.
Garrington conducted thorough due diligence in order to establish the property’s true value and establish the best and final offer figure.
Taking a strong stance and highlighting the client’s very proceedable position led to the offer being accepted and the property secured.
Value Delivered
Despite the breadth of the search area, Garrington monitored the entire market closely enabling the client to see properties as soon as they came to market and have access to off market opportunities too.
The popularity of the chosen property meant that a bidding war was inevitable, by using Garrington’s expertise and negotiation skills the property was secured at a fair value.
