The appeal of the East Midlands – Rutland Property Search

Whilst Rutland might be the smallest county in England with more land under water than above, it offers discerning property buyers, a select choice of premium locations to set up home. Top of the list for those with a generous budget are properties overlooking Rutland Water.

These elusive gems creep on the market from time to time, demanding price tags in the region of £2million for a stylish property with land reaching towards the shore or around £1million for good sized building plot with clear views of the water. Properties in Hambleton and Edith Weston are the most sought-after but Manton also offers some uninterrupted vistas.

For those with more modest budgets, £1million will buy a five bedroom detached house in one of the villages but in sought-after Rutland, buyers will need to be clear about their priorities in terms of property size/condition, plot span and proximity to neighbours. Sadly, you won’t get it all for this amount of money.

If location is the priority, the pretty stone village of Lyddington has much to offer. Nestled amongst glorious rolling countryside, it has two good pubs, an active village community and is within 20 minutes’ drive of Kettering mainline station.  Other choice locations include Easton on the Hill, Egleton and Langham.

One word of warning though – the nature of Rutland’s rolling countryside and small proportions means that busy A-roads link many of the villages giving the first impression that peace and quiet is sorely missing. Don’t be put off by this. Villages such as Empingham, Morcott and Ketton all have serene high streets if you take the time to exit the main road.

Likewise, Easton on the Hill also has this shortcoming but off the A43 you will find a cluster of attractive stone houses topped with Collyweston roofs, a local post office and easy access to open countryside. For those wishing to dine out there is the popular Exeter Arms on the edge of the village and I am told a footpath across the fields on which it is possible to walk to the bars and restaurants in Stamford.

Finally, for those preferring market town living, Oakham and Uppingham provide a useful selection of local facilities. Both are dominated by their respective independent schools and prices are generally less expensive than nearby Stamford.
